Bed and Breakfasts Inspected: Rating Guides and Associations

Rating Guides

AAA - American Automobile Association / CAA - Canadian Automobile Association

AAA listed properties must satisfy a set of minimum standards that reflect the basic lodging needs AAA members have identified. If a property meets those requirements, it is assigned a diamond rating reflecting the overall quality of the establishment. The ratings range from one to five diamonds and reflect the physical and service standards typically found at each diamond level. Ratings are assigned to the property classification. The classification represents the physical design and level of services provided by the property. For example, a motel offers limited services and recreational facilities. A resort hotel offers extensive guest services and recreational facilities. By assigning ratings according to classification, AAA compares properties to like properties. Although one diamond is AAA's minimum rating, a one-diamond property is still better than one-third of the lodgings in operation, since the majority of unlisted properties do not meet AAA's minimum standards.

Lodgings with a one-diamond rating provide good but modest accommodations. Establishments are functional, emphasizing clean and comfortable rooms. They must meet the basic needs of privacy and cleanliness. Rates are generally economical.

The two-diamond lodging maintains the attributes offered at the one diamond level, while showing noticeable enhancements in decor and/or quality of furnishings. They may be recently constructed or older properties, both targeting the needs of a budget-oriented traveler.

Establishments rated three diamond offer a degree of sophistication. Additional amenities, services and facilities may be offered. There is a marked upgrade in services and comfort.

Excellent properties displaying a high level of service and hospitality are given a four-diamond rating. These properties offer a wide variety of amenities and upscale facilities — inside the room, on the grounds and in the public areas.

Lodgings awarded five diamonds are renowned. They exhibit an exceptionally high degree of service; striking, luxurious facilities; and many extra amenities. Guest services are executed and presented in a flawless manner. The guest will be pampered by a very professional, attentive staff. The facilities and operation help set the standards in hospitality and service.

VisitBritain (ETC) - AA - RAC

In response to consumer demand, VisitBritain, the Automobile Association and RAC have joined forces to create one overall rating scheme for serviced accommodation, using Stars to represent Hotels and Diamonds for Guest Accommodation (including guesthouses, inns, farmhouses, bed & breakfasts). The scheme puts greater emphasis on quality in Hotels and Guest Accommodation – particularly in areas of cleanliness and guest care.

Serviced Accommodation: Stars (VisitBritain, AA, RAC)

Star ratings symbolise the level of service, range of facilities and quality of guest care that you can expect. Hotels are required to meet progressively higher standards as they move up the scale from one to five stars.

The gradings are:
One star: Practical accommodation with a limited range of facilities and services, but a high standard of cleanliness throughout. Restaurant/eating area for breakfast at least. 75% of bedrooms will have en-suite or private facilities.

Two stars:  equipped bedrooms, all with ensuite/private bathroom and a colour TV.
A lift is often available. Dinner available.

Three stars: Higher standard of services and facilities including larger public areas and bedrooms, a receptionist, room service, laundry service.

Four stars: Accommodation offering superior comfort and quality; all bedrooms with en-suite bath, fitted overhead shower and WC. Spacious and well appointed public areas. More emphasis on food and drink. Room service of all meals and 24 hour drinks, refreshments and snacks. Dry cleaning service available. Excellent customer service.

Five stars: A spacious, luxurious establishment offering the highest international quality of accommodation, facilities, services and cuisine. A wider range of extra facilities.
Guests are very well cared for by professional, attentive staff providing flawless guest services.

Travel Accommodation includes budget or lodge-style accommodation usually purpose built, and close to main roads, motorways or city centres. There may or may not be a public area and a food and beverage outlet. Travel Accommodation can often form part of a motorway services operation.

Reception hours may be restricted and payment may be required on check-in with limited services provided. This style of accommodation provides a consistent level of quality and service. There is no star rating for Travel Accommodation.

Townhouse Accommodation includes small personally run town/city centre hotels, offering a high degree of quality, with superior bedrooms, suites and service.

Townhouses may or may not have public rooms or formal dining arrangements associated with hotels, and can offer high quality room service and are usually located in areas well served by restaurants. All Townhouses are rated four of five star.

Restaurant with Rooms includes restaurant, bistro, and brasserie operations. Establishments included in this sector will:

  • normally be a maximum of 12 bedrooms, be clean and well maintained and generally reflecting at least the level of quality normally associated with a two star hotel.
  • have a restaurant which is a local or national destination for eating out, and which is the principle operation within the establishment and is available to non-residents for main meals on all days open.
  • have an emphasis on food quality rather than extensive meals, all meals prepared with good technical skills with significant use of seasonal and local, fresh produce.
Serviced Accommodation: Diamonds (VisitBritain, AA, RAC)Diamond ratings for Guest Accommodation reflect visitor expectations of this sector, where quality is seen as more important than facilities and services. As a result Guest Accommodation is required to meet progressively higher standards of quality and guest care as they move up the scale from one to five diamonds.
